New Construction

New Construction Electrical

Temp power through final trim on a new build.

What the job involves

Temp power through final trim on a new build. Sizing is the whole game here. Undersize it and it nuisance trips, oversize the protection and it stops protecting anything.

Most of this is sequencing. Do it out of order and you pay for it twice. We see this go wrong most often when someone extended an existing circuit instead of running a new one.

How we handle it

  • Plan reviewed and load calculated before rough in
  • Rough in coordinated with the other trades
  • Inspections staged so nothing waits on us
  • Trim finished and every circuit tested at completion

Doing this in the White Mountains

Half the calls up here start with a homeowner who has already replaced the breaker twice.

Elevation, weather, and the age of the housing stock all change how this work goes here compared with a valley city. Equipment ages faster in this sun, monsoon surge is a real load on the system, and a lot of these houses were built as seasonal property and are now carrying full-time demand.

You get a firm price before the work starts, and the person who quoted it is the person doing it.

Coordinating with the other trades

Electrical rough-in sits between framing and drywall, sharing the wall cavities with plumbing and mechanical. Whoever arrives last finds the good routes taken.

Good coordination means knowing where the ductwork and the drain stacks are going before drilling, and it means not notching structure that the framer needs.

We plan around the other trades rather than through them, which is slower on the day and considerably faster across the project.

Rough-in is where the decisions get locked

The electrical rough-in happens after framing and before insulation, and it is the moment nearly every decision becomes permanent or expensive. Where the outlets go, how many circuits the kitchen gets, whether the garage is ready for a charger later.

Adding capacity at rough-in is cheap because the walls are open. A spare conduit to the garage, an extra circuit to the panel, a conductor for a future fan, all close to free now and all significant work afterward.

This is the stage to think two owners ahead rather than to the day you move in.

A load calculation for a house nobody lives in yet

Calculating load for a house that does not exist means working from the plans and the specifications rather than from measured usage, which sounds like guesswork and is not. The code method totals square footage, fixed appliances, and the specific large loads, then applies demand factors.

The part that takes judgment is the equipment that has not been chosen yet. A kitchen with an induction range calculates differently from the same kitchen with gas. A garage that will hold two electric vehicles in five years is a different house from one that will not.

So the conversation during design is about intent rather than model numbers. Tell us what the house is meant to become, and the service gets sized for that rather than for the day the keys change hands.

What you get

  • LicensedC-11 #192532 and R-11 #192533
  • PriceFirm, before the work starts
  • Who shows upThe person who quoted it
  • PermitsHandled where the job needs them
  • AfterLabeled, documented, and cleaned up

A panel that is labeled properly is worth more than most of the upgrades people ask about.

Stubs and spares while the walls are open

The cheapest capacity a house will ever have is the capacity added before the drywall. An empty conduit from the panel to the attic, another to the garage wall, and one to whichever exterior wall faces the future shop or hot tub cost almost nothing in an open frame.

The same applies to the panel itself. Specifying more spaces than the load calculation demands, and leaving those spaces genuinely empty rather than filling them with tandem breakers, is what keeps the next addition from becoming a service upgrade.

Ten years from now somebody wants a charger, a mini split in the bonus room, or a well house heater. Every one of those is a straightforward job in a house that was stubbed for it and a wall-opening job in one that was not.

Questions we get

Is aluminum wiring dangerous?

The wiring itself is not the issue. The terminations are, because aluminum expands differently than the devices holding it. It is remediated or replaced.

How do I know if I have knob and tube?

It shows as ceramic knobs and tubes in the attic or basement with cloth covered conductors. Most houses that had it are partially converted already.

Can we live in the house during a rewire?

Usually yes. We sequence it so the house keeps power throughout, working through it a section at a time.

Do you work on older houses?

Constantly. A lot of the housing up here was built as seasonal property and wired for a much lighter load than it carries now.

What areas do you cover?

Pinetop-Lakeside and about forty miles out from there, which covers most of Navajo County and the western side of Apache County.
